Ayala Property Management Corporation (collectively referred to as “APMC”, “Company”, “we”, “us”, or “our”) respects your privacy and is committed to protecting your personal data. We strive to provide a safe, secure online experience and ensure that we comply with the Data Privacy Act of 2012.

This Privacy Notice sets forth the online data collection, usage, maintenance, disclosure, and security that apply when you disclose your personal information in connection with MyCommunity mobile application and the services provided through it.

Our Role In Your Data Privacy

When you use the MyCommunity mobile application this notice applies to you. Please read and understand it before providing us with your personal data.

Our Responsibilities

As a wholly-owned subsidiary of Ayala Land, Inc., the Company processes information pursuant to the Ayala Land Group Privacy Statement. We have highlighted here our privacy notice and practices specific to the Company and this website. We may revise this Privacy Notice from time to time as we add new features and purposes of data processing, or as laws change that may affect our company’s services. When we make material changes to this Privacy Notice, we will post the date it was last revised.

Your Responsibilities

  • Read and understand this Privacy Notice.
  • You must be a bona fide unit owner in any of APMC-managed properties.
  • Ensure that any information that you provide us is complete, accurate and up-to-date.
  • If you provide us with personal data about other people, we will use that information only for the specific purpose for which it was provided to us. By submitting the information, you warrant and confirm that you have the right to authorize us to process it on your behalf in accordance with this Privacy Notice.

When and How We Collect Data

MyCommunity collects personal data to provide you with the ease of managing your unit properties and the convenience to avail of the services of the property. 

What Types of Data We Collect from You

Information you provide

When signing up as a bona fide unit owner in any of APMC-managed properties, MyCommunity collects and validates the following personal information that you provide:

  • Complete Name (First Name, Middle Name, Last Name)
  • Email Address
  • Mobile Number
  • Property Details (Occupant type, Property Name, Tower/Phase number, Unit/Lot number)

Once validated, an email notification will be sent to your email address for account registration and creation. In addition to the above information, the following information will be collected:

  • Tax Identification Number (TIN)
  • Co-occupants on your unit
  • Contacts in of emergency

Other information, if applicable:

  • Name of Authorized Representative
  • Broker’s Name
  • Broker’s Contact Mobile Number

Disclosing personal data other than yours

When you provide the personal data of another person (e.g., your dependent, spouse, children, parents, and/or guests), you attest that consent has been obtained from that person to disclose and process his/her personal data in accordance with this privacy notice.

If the Personal data was provided by a minor or one who is not legally capable of entering into contractual transactions without parental or guardian consent, the parent or legal guardian shall be responsible in providing the consent, and in correcting any information given or informing us that the information should be disregarded or deleted.

How And Why We Use Your Personal Data


Any data collected will be used to process the following services on the property when it is being availed:

  • Availing for amenities, professional, and concierge services
  • Paying via online for monthly dues, property services, and subscribed services
  • Endorsing tenants and changing unit ownership
  • Sending customer feedback

Under the Data Protection Act, we can only use your personal data for certain specified purposes and where we have a legal basis to do so. Here are the reasons for which we process your data:

  • Providing you with services that you have requested, including customer support;
  • Enhancing your customer experience by delivering the services that match your preference and needs;
  • Communicating relevant services, advisories, and responses to your queries, requests, and other concerns;

Your Privacy Rights

You can exercise your rights as a data subject by sending us an email at apmcdataprivacy@ayalaproperty.com.ph. When you make a request, note that such a request is subject to certain conditions.

You have the right to access information we hold about you

You may instruct us to provide you with any personal data we hold about you, subject to providing us with appropriate evidence of your identity.

  • We may withhold personal data that you request to the extent permitted by law.
  • You may instruct us at any time not to process your personal data for marketing purposes.
  • You will be asked to expressly agree in advance to our use of your personal data for marketing purposes, or we will provide you with an opportunity to opt out of the use of your personal data for the same purpose.

You have the right to port your data 

We will give you a copy of your data in a mutually acceptable format. We will not do so to the extent that this involves disclosing data about any other individual.

You have the right for your data to be erased 

You can do this by asking us to suspend, withdraw, remove or destroy your personal data, if it is no longer necessary for us to hold the data for purposes of your use.

You have the right to lodge a complaint regarding our use of your data 

Please tell us first, so we have a chance to address your concerns. If we fail in this, you can address any complaint to the National Privacy Commission.

You have the right to damages

You have the right to damages arising from inaccurate, incomplete, false, unlawfully obtained or unauthorized use of your personal data by APMC.

How Secure Is the Data We Collect?

We do our best to ensure that your personal data is protected and your privacy is preserved.

We use physical, technical, and organizational safeguards to protect your personal data against loss, theft, and unauthorized access, disclosure, copying, use, or modification. These practices include:

  • Use of secured servers behind advanced threat protection appliances, firewalls, encryption and other security tools.
  • Use of standard encryption tools such as SSL (Secure Socket Layer) to help protect personal data and to keep information collected secure.
  • Application security testing conducted by a third party prior to it being launched and when major changes have been applied.

In addition, we limit access to your personal data to those employees, contractors, and other third parties who are qualified and authorized to process them. All such persons, wherever they are located, are required to protect the confidentiality and privacy of your personal data in a manner consistent with our privacy policies and practices.

  • You provide personal data at your own risk. Unfortunately, no data transmission is guaranteed to be 100% secure
  • You are responsible for your username and password. Keep them secret and safe!
  • If you believe your privacy has been breached, please contact us immediately by sending us an email at apmcdataprivacy@ayalaproperty.com.ph.

How Long Do We Store Your Data?


We shall retain your personal data collected during the account registration:

  • for a period of one (1) year from the fulfillment of the declared purposes or allowable criteria for its processing;
  • for such period as we may be required to do so by applicable law, if any; or,
  • for such period that your personal data may be relevant to any ongoing or prospective legal proceedings in order to establish, exercise, and defend our legal rights (including providing information to others for the purposes of fraud prevention and reducing credit risk).

Thereafter, your personal data shall be disposed or discarded in a secure manner that would prevent further processing, unauthorized access, or disclosure to any other party or the public. Specifically, all personal data in electronic form will be deleted from our databases, following the retention period stated above.

Third Parties Who Process Your Data


Fulfillment of Legitimate and Business Purposes

In fulfillment of the stated purpose/s that you consented to, we may disclose your personal data to the following parties:

  • Our employees and officers;
  • Professional advisers such as lawyers and auditors;
  • Members of our group of companies or our subsidiaries and affiliates; and
  • Our technology and service providers.

And in order to comply with legal and statutory compliance, we may disclose your personal data:

  • To the extent that we are required to do so by applicable laws, rules, and regulations;
  • In connection with any ongoing or prospective legal proceeding;
  • To any person who we reasonably believe may apply to a court or other competent authority for disclosure of such personal data where, in our reasonable opinion, such court or authority would be reasonably and is likely to order the disclosure of such personal data;

Any company/entity with which we share information about you for the above purposes is contractually required to comply with confidentiality standards, undertake to respect any individual’s right to privacy, and comply with the Data Privacy Act. We also require that these organizations use this information only for our purposes, and follow our reasonable directions with respect to the use and protection of this information. This includes organizations which handle or obtain personal data as technical and service providers for APMC who, in addition to the above measures, undergo our due diligence that includes their data protection practices.

Privacy Policies of Third-Party Websites and Social Media Platforms


MyCommunity mobile application contains hyperlinks and details of third-party websites, including payment platforms. We have no control over and are not responsible for the privacy policies and practices of third parties.

We therefore advise you to study their privacy policies before providing them with any personal data. Once you redirected to their platform, you should check the applicable privacy policy of the third-party website to determine how they will handle any information they collect from you.

Cookies And Similar Technologies


When you interact with @Home mobile app, we use cookies to track your activity session. Please note that where third parties use cookies, we have no control over how those third parties use those cookies.

Terms of Use

Please read this Agreement carefully before accessing or using the Service. It is understood that upon submission of the registration form, you agree to be bound by the terms and conditions set forth below. If you do not wish to be bound by these terms and conditions, you may not access or use this Service. Ayala Property Management Corporation (APMC) may at any time modify this Agreement, and such modifications shall be effective immediately upon posting of the modified Agreement. You agree to review the Agreement periodically and your continued access or use of the Service shall be deemed your conclusive acceptance of the modified Agreement.

  1. USE OF THE SERVICE

You understand that, except for information, products, or services clearly identified as being supplied by APMC, APMC does not in any way operate, control, or endorse any information, products, or services on the Internet. Except for APMC`s identified information, products, or services, all other information, products, and services offered through the Service or on the Internet generally are offered by third parties that are not affiliated with APMC.

You understand that APMC cannot and does not guarantee or warrant that files available for downloading through the Service will be free of infection or viruses, worms, Trojan horses, or other code that manifest contaminating or destructive properties. You are responsible for implementing sufficient procedures and checkpoints to satisfy your particular requirements for accuracy of data input and output, and for maintaining a means external to the Service for the reconstruction of any lost data. You therefore assume total responsibility and risk for your use of the Service and the Internet.

APMC does not make any express or implied warranties, representations, or endorsements whatsoever (including without limitation warranties of title or non-infringement, or the implied warranties of merchantability or fitness for a particular purpose) with regard to the Service, any merchandise, information, or service provided through the Service or on the Internet generally, and as such, APMC shall not be liable for any cost or damage arising either directly or indirectly from any such transaction. It is solely your responsibility to evaluate the accuracy, completeness, and usefulness of all opinions, advice, services, and other information provided through the Service or on the Internet generally.

APMC does not warrant that the Service will be uninterrupted or error-free or that defects in the Service will be corrected. The Service and any software made available on the Service are provided on an “as is, as available” basis.

In no event shall APMC be liable for:

    1. any and all damages including but not limited to, direct, indirect, incidental, or consequential damages arising out of the use of or inability to use the Service or any information, or transactions provided on the Service or downloaded or hyper-linked from or to the Service even if APMC or its representatives have been advised of the possibility of such malfunction/breakdown of the Service; or
    2. any claim attributable to errors, omissions, or other inaccuracies in the Service and/or materials or information downloaded through or hyper-linked from the Service.
  1. INDEMNIFICATION

You agree to indemnify, defend, and hold harmless APMC, its officers, directors, employees, agents, licensors, suppliers, and any third party information providers to the Service from and against all losses, expenses, damages, and costs, including reasonable attorneys` fees, resulting from any violation of this Agreement by you.

Notwithstanding the following, you hold APMC free and harmless from suit or action arising from improper use of data, unauthorized intrusion into the site, and unlawful exposure of data.

  1. THIRD PARTY RIGHTS

The provisions of paragraphs 1 (Use of the Service), and 2 (Indemnification) are for the benefit of APMC and its officers, directors, employees, agents, licensors, suppliers, and any third party information providers to the Service. Each of these individuals or entities shall have the right to assert and enforce those provisions directly against you on its own behalf.

  1. ACCURACY OF DATA

You understand that it is your sole responsibility to evaluate the accuracy, completeness, and usefulness of any opinion, advice, services, or other information provided. The information on this website and app may be changed or updated without notice. APMC may also make improvements and/or changes in the products, services, and/or programs described on this website at any time without notice.

Information provided on this website is believed to be reliable when posted. However, APMC cannot guarantee that information will be accurate, complete, and current at all times. All information in this platform is subject to modification from time to time without notice. Every time you access this platform, make sure that you check this page.

APMC has used its discretion, best judgment, and all reasonable efforts in collecting and preparing the information, documents (including copy, graphics, pictures, etc.), or other items provided or available herein, but any such information, document, or other item is provided or available without any warranty of any kind, either express or implied, including, but not limited to, the warranties of completeness, accuracy, fitness for a particular purpose, or non-infringement of any intellectual property rights.

To the maximum extent permitted by law, APMC disclaims all representations and warranties, express or implied, with respect to such information, services, products, and materials, freedom from computer virus, and implied warranties arising from course of dealing or course of performance. In addition, APMC does not represent of warrant that the information accessible via this website is accurate, complete or current.

  1. MEMBER CONDUCT

As a condition of your use of the Service, you warrant to APMC that you will not use the Service for any purpose that is unlawful or prohibited by these terms, conditions, and notices. The Service is provided to individuals only and for personal use only.

You agree to use the Service only to send and receive personal messages. Any unauthorized commercial use of the Service, or the resale of its services, is expressly prohibited.

You agree to abide by all applicable local, state, national and international laws and regulations and are solely responsible for all acts or omissions that occur under your account or password, including the content of your transmissions through the Service. By way of example, and not as a limitation, you agree NOT to:

    7. use, download, or otherwise copy, or provide (whether for a fee or not) to a person or entity, any directory of the Service members or other user or usage information or any portion thereof other than in the context of your use of the Service as permitted under this Agreement;
    8. transmit or upload any material that contains viruses, trojan horses, worms, time bombs, cancelbots, or any other harmful or deleterious programs;
  1. transmit or upload any material that contains software or other material protected by intellectual property laws, rights of privacy or publicity or any other applicable law unless you own or control the rights thereto or have received all necessary consents;
  1. interfere with or disrupt networks connected to the Service or violate the regulations, policies, or procedures of such networks;
  2. attempt to gain unauthorized access to the Service, other accounts, computer systems, or networks connected to the Service, through password mining or any other means;
  3. violate any applicable laws or regulations including, without limitation, laws regarding the transmission of technical data or software through the Service;
  4. interfere with another member`s use and enjoyment of the Service or another individual`s or entity`s use and enjoyment of similar services.
  1. MEMBER OBLIGATION

You understand that while the Service has various internal security measures designed to protect its users, you hereby obligate yourself to use the following precautions when using the Service, to further minimize the probability of hacking, fraudulence, or any unauthorized transactions:

    1. You shall use your assigned username or code every time you use your credit card when transacting using the Service. 
    2. You shall not reveal to other people any information that should only be known by you (email, password, personal information, etc.) to ensure that access to APMC`s database and delivery of requested service shall be provided to the owner of the account enrolled;
    3. You shall log off after using the Service to prevent unauthorized access to your account; and
    4. You shall clear the history and cache of your web browser.
  1. CERTIFICATION AND DATA PRIVACY CONSENT 

You certify that that the data and information you have provided are true and correct. You give your full consent to APMC to collect, record, organize, store, update, use, consolidate, block, erase or otherwise process information, whether personal, sensitive or privileged, pertaining to yourself which will be used for identity verification, billing information, processing of reservations and requests, submission of feedback, and enrollment of family member or tenant.  In this connection, I acknowledge that I have read, understood and/or have been duly informed of the terms and conditions pertaining to the data privacy practices of APMC as reflected in the its Data Privacy Policy at https://www.ayalaproperty.com.ph/privacy-policy/ and I express my full conformity thereto.  I also certify that, if applicable, I have secured the consent of those individuals whose personal data I submitted to APMC in the course of using the Service.
